Drain Tile Systems for MN Homes

Protect Your Foundation by Controlling Groundwater at the Source

If you’re dealing with water in your basement, a wet crawlspace, or soggy soil near your home, the problem may be underground. A properly installed drain tile system captures and redirects subsurface water before it causes damage. At Diversified Drainage, we design and install residential drain tile systems that keep Minnesota homes dry—from the footing to the yard. Whether you’re building new or fixing a long-standing issue, we’ll put water back under control.

About the Service: What Is Drain Tile?

Drain tile (also called a French drain or perimeter drain) is a subsurface drainage system made up of perforated piping, gravel or aggregate, and filter fabric that collects and redirects water away from your foundation or saturated soil zones.Trench and channel drains are linear surface drainage systems installed flush with the ground to capture fast-moving runoff across driveways, sidewalks, patios, and other hard surfaces.

We install:
  • Exterior Footing Drain Systems
Installed around the base of your foundation to prevent water from pressing into your basement walls or slab.
  • Yard Drain Tile
Subsurface piping installed in low-lying or soggy areas to dry out your yard and protect landscaping.
  • Drain Tile with Sump Pump Systems
For homes with high water tables, we integrate sump pumps to safely discharge collected groundwater.
  • Drain Tile Extensions & Retrofits
Add to or replace failing systems on existing homes with minimal disruption.
  • Tie-Ins to Other Drainage Systems
Connect to French drains, downspouts, or dry wells for complete water management.

Why Drain Tile Matters for Homeowners

Keep Basements Dry - Stop water from seeping into below-grade living spaces—reducing mold, odors, and damage.
Protect Your Foundation - Relieve hydrostatic pressure that can crack walls, shift footings, or lead to settlement.
Improve Yard Drainage - Dry out overly saturated areas and prevent standing water after rain or snowmelt.
Support New Construction - Proper drain tile is critical for protecting new builds from long-term water damage.
Fix the Problem at the Root - Instead of just managing symptoms, drain tile deals with water below the surface—where it starts.

Residential Drainage FAQs

Proper residential drainage starts with the right system—and a clear understanding of how it works. Explore these FAQs to learn more about drainage.

Is drain tile the same as a French drain?

They’re similar, but not always identical. Drain tile is typically subsurface pipe near a foundation; French drains can refer to any gravel-filled trench with a perforated pipe.

How deep is drain tile installed?

Usually just below the foundation footing or 12–24 inches below grade in a yard—depending on water table and soil conditions.

Does drain tile need a sump pump?

Not always, but if your property doesn’t allow for gravity drainage, a sump pump may be needed to discharge the water.

Can you install drain tile without damaging my landscaping?

We use compact, low-impact equipment and restore turf or beds as part of the installation when needed.
